Associations pay a flat monthly amount by size after a thirty-day trial. Landlords pay nothing on one door. Management companies pay per door across their portfolio. Community features are free for every association, forever.
Associations
Governance and dues collection. Announcements, the board, events and documents are included in every plan and free for associations that never turn on dues. Annual billing is about 10% less.

Landlords
Priced on let doors — a property with no tenant costs nothing, so keeping your portfolio complete is never penalised.
| Let doors | Monthly | Annual | |
|---|---|---|---|
| 1 | $0 | $0 | free forever |
| 2–5 | $19 | $205 | |
| 6–15 | $39 | $421 | |
| 16–40 | $79 | $853 | |
| 41–100 | $149 | $1,609 | |
| 101 and up | $149 + $1.25 per door above 100 | — |
Management companies
One invoice to the company, per door across every association you manage, banded by the whole portfolio. While you manage an association its own subscription goes dormant — nobody pays twice for the same doors — and billing is pro-rated from the day an engagement starts or ends.
| Doors in your portfolio | Per door, per month |
|---|---|
| Up to 250 | $2.00 |
| 251–1,000 | $1.50 |
| 1,001–2,500 | $1.15 |
| 2,501–5,000 | $0.90 |
| 5,001 and up | $0.75 |
Minimums: $99 a month per company, and $25 a month per association inside the portfolio — so a fifteen-unit association is never worth less to us managed than standing alone. A suspended association isn't billed to anyone.
Questions people ask.
Does CommunitEze hold our money?
No. Dues and rent are paid to the association's or landlord's own Stripe-connected bank account. We never take custody and never hold deposits.
Do residents have to use the app?
No. Anyone can keep paying by check and the treasurer records it. Pushing residents onto software costs goodwill a board needs at the annual meeting.
What happens after the trial?
Dues collection pauses until a payment method is on file; nothing already paid is affected and residents are never blocked from paying their association because the association owes us.
Can we cancel?
Any time. Your records stay readable, and an association that leaves keeps its own money where it always was — in its own account.
